What Roofing Contractors Look for During Inspections

Hibu Websites • December 30, 2021

If you have any concerns about your roof, you almost certainly need to have a roofing contractor come out for an inspection. Roofing contractors are roofing experts, and they can help you determine if you can repair your roof or if you need a full roofing replacement. In fact, according to Bob Vila, it is generally recommended to have a roofing contractor inspect your roof when it is over 10 years old. When you call a local roofing service for an inspection, you can trust that they will look for the following issues.

Damaged Shingles

Many residential and commercial roofs are finished with asphalt shingles. Although shingles are considered attractive and reliable, they can become damaged more easily than other roofing materials, like metal sheets. During your inspection, your roofing contractor will carefully look over the entire surface of your roof to find missing, curling, or damaged shingles. If you just have a few shingles to replace, then the roofing contractor may recommend simple, inexpensive roofing repairs. If the problem is widespread, you may need a roof replacement.

Potential Leaks

Your roof consists of more than just shingles — it is constructed of many layers of materials that form a tight, waterproof barrier. Problems with any of the layers can lead to leaks. Missing shingles can certainly cause leaks, but so can problems with your drip edge or underlayment. Your roofing contractor should carefully inspect your roof, focusing on areas where roof vents, chimneys, or skylights break up the roofing materials, to find any potential sources of water infiltration. Once any leaks have been located, they can generally be repaired without the need for a total roof replacement.

Poor Workmanship

Although most roofing contractors are reliable and perform high-quality work, poor workmanship isn’t unheard of. If you have recently had your roof installed and are experiencing any problems like leaks, missing shingles, or signs of damage, you may need to have another roofing contractor come in to make a few repairs. Common workmanship issues include poorly installed flashing, roofs with more than two layers of shingles, and inadequate ventilation. Bringing in a commercial or residential roofing contractor who wasn’t connected to the original roof installation can give you an unbiased second opinion on the state of your new roof.
